The scheme has been extended to 30 June 2028, alongside an increase in price thresholds to better reflect current construction costs and market conditions.
A notable update is the expanded eligibility to include a wider range of medium-density housing.
Demand has increasingly shifted toward housing types such as townhouses, duplexes, villas, and similar formats, which offer a balance between affordability, space, and lifestyle. The inclusion of survey strata developments - covering duplexes, triplexes, villas, and units - broadens the scope of properties that qualify for concessions.
“This adjustment is expected to support more diverse housing delivery, particularly in established urban areas where medium-density development plays a key role in infill,” said Off The Plan’s Founder, Tim Whall.
“The changes also have implications for a range of buyers. While first home buyers are likely to benefit, the updated scheme may also be relevant for those re-entering the market and downsizers, for whom upfront costs can be a significant consideration.”
Under the revised thresholds, eligibility increases from $750,000 and $850,000 to $800,000 and $900,000 respectively.
The concession structure is as follows:
- No stamp duty for off-the-plan purchases up to $800,000, tapering to a 50% concession above $900,000
- For purchases made during construction, a 75% concession applies up to $800,000, tapering to 37.5% above $900,000
- At the $800,000 price point, this equates to savings of more than $32,300 for off-the-plan purchases, or over $24,200 for properties bought during construction.
